Why is the golf club considering this proposal?

The golf club has been in discussions with the Department of Defence for many years over the lease of their redundant land (adjoining the golf club to the north). These discussions have provided the opportunity for the golf club to consider a proposal to sell 2 portions of their land along Waterworks Road and (at the corner of) Bennetts Road for residential development. The sale of this land area will be off set by the leasing and inclusion of the Department of Defence land as part of the Golf Course.

What will the impact on the golf course be?

The Golf Course will remain as an 18 hole course. The proposal will result in additional land to the north of the Club (Department of Defence land) being included in the golf course design and also an improved layout of the existing car park. There is also potential for increased membership from the provision of over 100 apartments adjacent to the course.

Is the use of the land for residential conditional upon the lease of land from the Department of Defence?

The project will not proceed if the Department of Defence land is not secured as the revised golf course design is dependant on securing this additional land.

How much land will remain for golf course use?

With the addition of the Department of Defence land, the golf club holding will be: 274,633 sqm: existing golf course + club house 40,000 sqm + Dept. of Defence land area 314,633 sqm = proposed golf club area (up from original fi gure of 282,623 sqm) The proposal represents an approximate 11.3% net gain for the golf club.

Will there be any benefits to the community?

The residential proposal will include a bus slip lane off Waterworks Road to assist provision of public transport without disrupting traffic flow. The proposal will also assist the financial viability of the golf club as a recreational facility in The Gap / Ashgrove area for future generations.
