Indigo are responsible for the proposed residential development. The Club has entered into an agreement with Indigo to undertake the residential development.
The residential development is proposed to:

include 105 architecturally designed high quality residential units aimed at the local and broader SEQ owner occupier market;

incorporating sustainable development principles including water reuse and sub tropical design;

provide a more diverse range of housing product for The Gap, allowing people to remain within the area through various stages of their life;

support the SEQ Regional Plan and BCC Local Growth Management Strategy which advocate increased density around major transport routes.
Residential Design

From ground level, the development will be 5 storeys high along Waterworks Road (Building 1) and 4 storeys along Bennetts Road (Building 2 & 3).

The buildings scale, massing and articulation on the Waterworks Road frontage refl ects the residential/commercial context that they interface with while the golf course façades are linear and simplistic in their response to the fairways which they overlook.

The building colours and materials refl ect the residential context of the tin and timber golf course precinct.

The north-south orientation of the buildings provides optimal solar control. The North and West facades have elaborate screening which softens and animates the facades. East and west facing windows are minimised and where provided are appropriately screened or have solar control glazing.

The majority of units allow for cross flow ventilation.
